Not all Builders are Equal!

Just as there are great doctors and great plumbers and great mechanics so there are great builders too. Not all builders are equal in skill and experience. The stories out there about builders scamming people are based on fact. There are bad builders you should avoid. Most people do not initially hire these kinds of builders though. They are drawn in by promises, lower prices, and lies. When you need a home builder, Macedon Ranges you need to do some work beforehand narrowing down the better options based on facts you learn about them. A newly built home is a big investment after all. Here is a checklist to follow that will help get you to a better builder!

Searching for a builder checklist

  • Know the kind of home you want and make sure any builders you have on your shortlist are ones who have experience in that.
  • Ask local real estate agents about any recommendations they have of builders in the area they hear good things about.
  • Talk to other people you know who may have had a home built or had a lot of work done about what builder, Macedon Ranges they recommend. That can be friends and neighbours but also other contractors, plumbers and so on.
  • Drive around and look at work they have done in the past and talk to homeowners about the builders they used and what the experience was like.
  • While looking at the work they have done consider how consistent they are in design, style and quality.
  • As well as looking at past work also look at work they might be doing currently if possible. Take a look at the site they are running and see how tidy and organised it is, whether everyone is working. Visit at different times to get a feel for it all. Are materials covered and protected, do they look like they are of good quality?
  • You should check that any home builder Macedon Ranges is a member of a builder’s association. It makes them more likely to be reputable, they have to meet standards that organisation holds.
  • When you have a list of builders from the above work you can start to narrow the search down. First, talk to each of them and see how well they answer questions and what vibe you get from them. Any that are pushy on sales can get crossed off if it makes you uncomfortable. Questions to ask include how long they have been in business, if they worked under a different name and why the change, whether they are licensed, do they have any lawsuits pending, do they offer any kind of warranty?
  • Do they work as a full-time builder, be wary of ones who have a full-time job and do this on the side.
  • Make sure the builder Macedon Ranges you want to hire puts everything you have talked about in writing in a contract that is well written and detailed.
